REAL estate firm Pam Golding will develop the 307- hectare Ruwa Equine Golf Estate, a mixed-use development targeting equestrian enthusiasts, retirees and investors seeking a discreet, lifestyle-oriented environment.
One of Zimbabwe’s leading real estate development firms has partnered with businessman, Mr Elias Mutangadura, who provided the land for the luxury lifestyle project.
Located in Lishen Extension, Ruwa, the golf estate will be established about 600 metres off the Harare – Mutare Highway, near the 33-kilometre peg, approximately 40 minutes from the capital, Harare.
The project comprises a mix of residential, leisure, hospitality and commercial facilities, positioning the estate as a diversified lifestyle destination rather than a conventional housing project.
The residential stand sizes range from 3 200 square metres to two hectares, priced initially at US$25 per square metre, with the launch comprising a limited release of 13 stands.
At the centre of the development is an equestrian precinct comprising professional stables, private paddocks, horse paddocks, training facilities, a dressage arena and a full-size polo field.
The polo facility will include an exercise and gallop track, stables and a spectator pavilion, with the developers positioning the estate as a potential destination for regional and international matches for polo and polocrosse as well as equestrian events.
This project comes as Zimbabwe’s property market continues to see demand for serviced land and alternative residential products, particularly in areas around Harare.
Key features of the master plan include an 18-hole golf course and a wildlife sanctuary, alongside an amusement centre, recreational areas and a cultural heritage centre.
It will also feature a clubhouse, guest houses, a hotel and conference centre, creating opportunities for both residents and visitors.
On the residential side, the project will offer upmarket villas and a retirement village, supported by a school, church and medical centre.
Commercial and support infrastructure will include a petrol filling station, the agro-economic zone, roads, water reservoirs and designated buffer areas.
Technical project partners include Tarçon Civil Engineering and Construction Company, CBZ and Datvest.
The project already has titled land under a parent deed, an approved subdivision layout, a development permit, 13 surveyed titles and a revised Environmental and Social Impact Assessment (ESIA), positioning it as a shovel-ready development.
Mr Mutangadura said the development was aimed at creating a secure, quiet community that caters for horse owners, professionals, executives and international visitors.
“We have 307 hectares of land. The development permit is already out. We are targeting executives, professionals, retirees and investors looking for quiet, secure and lifestyle-oriented communities.
“The development is centred on equestrian living, but will also integrate residential, leisure and commercial facilities, including villas, retirement homes, polo and riding facilities, an 18-hole golf course, a medical centre, banking facilities and commercial nodes,” said Mr Mutangadura.
Developers are also targeting Zimbabweans living in the diaspora, with the project materials identifying hard-currency property purchases as a potential source of demand.
He said the project was designed as a turnkey, gated estate built around a lifestyle concept rather than a conventional residential development.
Pam Golding Properties’ manager Ms Vanessa Vos, said the development had generated significant interest, particularly from the equestrian community.
