THE Hwange Local Board (HLB) has urged residents and property investors to comply with council regulations when converting residential properties into commercial premises, saying orderly development is critical in safeguarding the town’s infrastructure and community harmony.
In a statement, HLB said it was encouraged by a growing number of lodges operating within the law after successfully obtaining approved change-of-use permits.
The local authority said the developments showed that business growth and urban expansion could be achieved without disregarding laid-down planning procedures.
“Hwange Local Board is pleased to note that a number of lodges within the town are operating in full compliance with approved change-of-use regulations. This demonstrates that development and business growth can take place while still adhering to laid-down planning procedures that protect the integrity, safety and order of our community,” reads the statement posted on their social media handles.
The board reminded property owners that converting residential properties into lodges, offices or other commercial facilities without council approval was a violation of planning regulations.
It said the approval process was important in addressing critical issues such as zoning requirements, infrastructure capacity, parking spaces, environmental concerns and maintaining harmony within residential neighbourhoods.
“Council would like to remind all property owners and investors that converting residential properties into lodges, offices or any other commercial use requires prior approval through the proper change-of-use process,” said the local authority.
The local authority encouraged residents planning such developments to engage the planning department before commencing operations or renovations.
“We therefore encourage anyone intending to undertake such conversions to visit the Hwange Local Board offices and engage with our planning department for guidance before proceeding,” said HLB.
The board said compliance with council by-laws would help promote responsible investment and sustainable urban development in Hwange
