Construction is scheduled to begin in the second half of this year with CBZ Bank expected to be the first big corporate to build a modern banking hall in a 10-storey complex.
The developers will build office and shopping complexes on the 19-hectare piece of land bordered by Enterprise and Cumberland roads, and Samora Machel Avenue and Connaught Road.
A hotel, restaurants, banks, retail shops and modern office blocks with huge potential for underground parking space will dominate the development.
The hotel and restaurants will overlook a “town square”.
The complex, modelled along the lines of Melrose Park in South Africa, will have open green spaces for recreational facilities and will be linked to the existing Newlands Shopping Mall by a road.
There will be several up-market and medium income residential apartments.
Project consultant Dr Sasha Jogi of Sasha Jogi Planners yesterday said the developers, Mavella Investments and Harare City Council, were reviewing a concept already approved by Government and incorporating modern urban planning trends.
Two additional roundabouts will be built in addition to the existing ones.
One will be along Enterprise Road near Kebab Centre and on the Newlands by-pass to link that road to the old shopping mall.
The traffic lights at Newlands Shopping Mall will be removed and be replaced by the roundabouts.
Newlands Shopping Mall was established 60 years ago as a convenient, accessible suburban shopping centre surrounded by middle to high-income suburbs situated on the main arterial, linking the wealthy northern suburbs to the city.
Chiripagura Stream, which runs through the construction site, will be canalised.
Surrounding properties are expected to significantly appreciate in value provided the owners take spruce them up to match the new standards.
The area around Newlands Shopping Mall has already been largely converted to office use.
The project is expected to result in creation of hundreds of jobs in terms of both construction and the businesses that will be operating from there.
The developers have said there is no rigid timeline on when they expect construction to finish.
