TDW-Bitumen Tie up for residential project

PROPERTY developer Troika Design Workshop (TDW) has announced a strategic partnership with Bitumen World to deliver critical civil works under the $16,2 million Prospect One residential project in Harare.

The collaboration, for the Old Mutual Zimbabwe project, positions Bitumen—a leader in civil engineering—at the helm of one of Harare’s most ambitious housing initiatives, designed to set new benchmarks in sustainability and innovation.

Prospect One is a new housing development located 5 kilometres from the city centre, along Seke Road, behind the Old Mutual Prospect Industrial Park.

This exclusive development offers 136 spacious 4-bedroom standalone houses and six high-rise blocks featuring one-bedroom, two-bedroom, and studio apartments.

According to TDW, the selection of Bitumen World underscores the project’s need for precision and large-scale execution.

Bitumen World is entrusted with constructing essential infrastructure, including roads, stormwater drainage systems, water supply networks, and sewage reticulation.

Their role is fundamental in establishing the groundwork for Prospect One’s 280 residential units.

Simanga Madhlabuta, the spokesperson for TDW and its construction division, Turnbury Property Developers, highlighted Bitumen World’s expertise, stating they are ideal partners due to their proven capacity to deliver complex civil works with unparalleled quality.

“Bitumen World are ideal partners for this project because they are experts in Civil Works.

They have proven time and again that they have the capacity and expertise to deliver any complex civil works project. Their commitment to quality is unparalleled, something which is also in our DNA at TDW,” he said.

Adding his perspective on the partnership, Masen Lintvelt from Bitumen World noted the company’s pride in being involved in the “Prospect One” development, which they see as a significant step towards Zimbabwe’s Vision 2030.

He emphasised Bitumen World’s foundation in quality and innovation within civil engineering and viewed this project as a “key opportunity to contribute to the nation’s urban growth and infrastructure development”.

The civil works are scheduled for completion within a 3-4 month timeframe and will be executed in three strategic phases.

The initial phase will concentrate on connecting the development to Harare’s main sewer network, ensuring effective wastewater management.

The second phase will involve Bitumen World constructing flood-resilient internal road networks and drainage systems to safeguard properties. The final phase will focus on the installation of potable water pipelines and the connection of homes to the central sewage system.

“This phased approach minimises disruption and ensures seamless progress,” Mr Madhlabuta explained. “It’s not just about infrastructure—it’s about creating a sustainable ecosystem for future residents.”

A media brief from TDW indicates that Prospect One’s infrastructure development aligns with Zimbabwe’s National Development Strategy 1 (NDS1) and Vision 2030, which prioritise housing, job creation, and the upgrading of essential utilities.

Located on an 8,3-hectare site near Prospect Industrial Park, Prospect One will offer amenities such as solar power, round-the-clock security, a children’s playground, and an on-site clinic. Beyond these features, the project aims to serve as an inspiration for future public-private partnerships within Zimbabwe’s infrastructure sector.

Lintvelt further commented that Bitumen World’s collaboration with TDW reflects a shared dedication to high standards and sustainable development, recognising TDW’s strong track record as making them an excellent partner.

He expressed excitement about applying Bitumen World’s civil engineering skills to ensure the success of this important project.

Given Bitumen World’s extensive national experience in large-scale infrastructure projects, Lintvelt emphasised the value of incorporating engineering expertise from the outset.

He conveyed the company’s anticipation of a strong and lasting partnership with TDW, aiming to play a vital role in creating transformative spaces that will benefit Zimbabwean communities for generations to come.

Speaking at the launch of the project 10 months ago, Old Mutual chief executive officer Samuel Matsekete said the Prospect One housing development “is a reflection of our continued commitment to empower our society while championing increased investment in affordable housing. ”

“Through this project, we are proud to deliver on our promise to ‘do great things every day’ and make a positive impact,” he added.

Mr Matsekete also indicated that the Prospect One development project was aligned to a priority identified in the National Development Strategy 1 (NDS1) around the provision of housing.
