The art of creating value

THE Eastern Highlands are a great tourism destination that one should try to visit this holiday.

They are home to the Golden Peacock Villa Hotel in Mutare that was opened in 2012. The place offers a great view of the Chikanga suburb of Mutare.

A three-star hotel featuring 137 rooms that boast contemporary amenities, including air conditioning, satellite television and internet access, Golden Peacock also serves as a venue for weddings, conferences and various social gatherings.

Landscaping your space enhances the value of the property. Creating value involves several steps.

A great garden can add 20 percent to the value of a property, so plan wisely.

Presentation is everything. Present your garden well by pruning, cleaning and watering plants. A well-kept garden attracts buyers.

Secondly, showcase your entertainment space as this is the highlight of any garden. Remember, owners want to spend a lot of time enjoying the space. Consider having a big patio area. Also set aside an area for braais.

Show practical ways of using your garden. They include laying out garden chairs and having a children’s playing area.

These show the functionality of your garden, which will help in concluding a sale.

Add good storage space for your garden by creating a concealed shed, where you can store lawnmowers, tools, bicycles, et cetera. It can also serve as space for parking your vehicles.

To add value to your garden, ensure that it is secure. The boundaries need to be well-demarcated and provide added protection from intruders. This will attract potential buyers.

Ensure that your plant selection is mature and organised. It should be marked by good colour to create the right welcoming atmosphere.

Plants are the furnishings that enable any garden to look great. Invest wisely by seeking professional advice.

Incorporating distinctive elements such as water features into your garden can significantly enhance its value.

The sound of water is always refreshing in any environment.

Remember to be creative with lighting at night, as a garden needs to be accessible any time.

Create a focal point in your garden such as extra office space or a guest house. This will add tremendous value to it.

Finally, create a private garden as no one wants a space that is too accessible to any eye that passes. Privacy is a great selling point in any real estate deal.
