Bulawayo’s housing revolution: Modern homes on the rise

BULAWAYO is undergoing a remarkable transformation as residents in both high and low-density suburbs are now constructing modern houses, signalling the end of an era where sleek, creative designs were only seen in the so-called “leafy suburbs.” 

The wave of development is not only revitalising the city’s aesthetic appeal but also reflecting a shift towards contemporary living standards.

Homeowners are embracing sleek architectural designs and innovative building techniques that enhance the visual appeal across various neighbourhoods. 

Importantly, many of these modern houses incorporate sustainable features such as solarisation, harnessing solar power to reduce reliance on conventional energy sources. This eco-friendly approach is contributing significantly to Bulawayo’s efforts to combat the impacts of climate change.

The modernisation of Bulawayo’s housing stock is fostering a new identity for the city, one that blends urban elegance with environmental responsibility, while boosting pride among residents and improving overall quality of life.

In suburbs like Nkulumane, the change is particularly visible. New housing developments at the houses behind Nkulumane Shopping Complex feature contemporary designs that blend functionality with elegance. 

Modern houses in Nkulumane are often built with spacious layouts, open-plan living areas and large windows that maximise natural light. 

Many of these homes also boast landscaped gardens and improved infrastructure such as paved driveways and secure perimeter fencing, highlighting a commitment to both comfort and security.

Alongside individual homes, there has been a noticeable rise in modern gated communities, particularly in low-density suburbs. 

These secure estates offer residents a blend of privacy, safety and modern amenities, making them increasingly attractive to families and professionals alike. 

Gated communities are designed with well-planned infrastructure, including communal green spaces, reliable utilities and controlled access points, fostering a strong sense of community while enhancing the overall living experience.

Commenting on these developments, the City of Bulawayo corporate communications manager, Mrs Nesisa Mpofu, commended this latest trend, noting that this goes a long way in improving the aesthetics of the city.

“While this goes down to personal taste, the shift to modernised housing is a welcome development as it improves the aesthetics of the city and the various suburbs. Modern housing also includes sustainable methods such as solarisation, which has been key in reducing the effects of climate change,” said the council spokesperson.

She revealed that the city has, in recent years, seen the development of suburbs, which include Mahatshula East, while also there are projects in already existing suburbs like Pumula South, Highmount and Emganwini.

With regards to gated communities, Mrs Mpofu revealed that these were mainly being done by private developers, who were applying for development permits. 

“In terms of our Local plans, we have sites set aside for townhouses and other cluster housing. We also have flat sites in high-density areas, as these are also a type of gated community. There is land set aside for housing development in terms of the Masterplan. Layout plans are being done in line with the Masterplan provisions,” said Mrs Mpofu.

Also commenting on these developments, local property developer Mr Cris Mtungwazi, noted that Zimbabweans are now well-travelled and are exposed to these modern house designs, which they are then replicating in the city.

“As a people, I believe we are now catching up to modern designs and we also have architects who are in tandem with modern trends in the property sector. This is also influenced by the fact that Zimbabweans are well-travelled and exposed to these modern houses.

“I also believe that this is a step in the right direction because such investments also help in increasing the property values, which, for any investor, is a positive trend,” said Mr Mtungwazi.

Bulawayo United Residents’ Association chairperson, Mr Winos Dube, while commending this development, however, noted the need for the local authority to consider affordable stands in the city.

He noted that ensuring access to affordable housing options is vital to making the city’s growth inclusive and accessible to a broader segment of the population.

“We really need to develop cheap options for all sectors of society, yes we can celebrate that the city is becoming more beautiful with these modern houses, but let us also spare a thought for the less fortunate in our society and develop means that will see them also owning houses in the city,” said Mr Dube.
